Garage Door Maintenance: The Once-a-Year Checklist

A garage door is the largest and heaviest moving object in most homes, and it is the one piece of equipment people maintain least. Roughly twenty minutes once a year prevents the majority of the failures we get called out for, and it is best done in autumn so the door goes into winter in good shape.

1. Watch and listen to a full cycle

Stand inside and run the door through one complete open and close. You are looking for jerking, hesitation, or one side lagging behind the other, and listening for grinding, scraping or popping. A door should move steadily and relatively quietly. Anything that has changed since last year is worth investigating.

2. Do the balance test

This is the single most useful check and almost nobody does it. Close the door, pull the emergency release cord to disconnect the opener, and lift the door by hand to about halfway. Then let go.

A correctly balanced door stays roughly where you left it. If it slides down or springs upward, the spring tension is wrong. An unbalanced door forces the opener to do work the springs should be doing, and it will destroy the opener, the cables and the rollers over time. Spring tension is not a DIY adjustment — but knowing it is off is what lets you get it fixed before it takes everything else with it.

3. Test the safety reversal

With the opener reconnected, place a solid object — a length of timber laid flat works well — on the floor in the door's path and close it. The door must stop and reverse on contact. Then test the photo-eye sensors by breaking the beam with your foot while the door is closing. It must reverse immediately.

If either test fails, stop using the opener until it is fixed. These are the systems that prevent a door closing on a child or a car.

4. Lubricate properly

Use a purpose-made garage door lubricant. Not WD-40 — that is a solvent and water displacer, and using it as a lubricant strips what is already there. Apply to the springs, hinges, rollers, bearings and the opener rail. Wipe off the excess so it does not collect grit.

Do not lubricate the tracks. Rollers are meant to roll along them, not slide.

5. Inspect cables, rollers and hardware

• Cables: look for fraying, kinks or broken strands, particularly near the bottom brackets. A frayed cable is a scheduled failure.

• Rollers: check for chips, cracks and wobble. Worn rollers are usually why a door has become noisy.

• Hinges: look for cracks around the screw holes and any elongation of the holes.

• Bolts and brackets: vibration loosens them over time. Tighten anything loose — but never touch the bottom bracket bolts, which are under spring tension.

6. Check the weather seal and the door itself

The bottom rubber should be flexible and make full contact with the floor across its width. If it has hardened, cracked or torn, replace it before winter — a poor seal lets in water that then freezes the door to the slab. Check the perimeter weatherstripping too, and on a wooden door look for water damage along the bottom rail.

7. Know what you cannot do yourself

Everything above is safe. Adjusting spring tension, replacing cables, straightening tracks under load and removing the bottom brackets are not — those involve hundreds of pounds of stored energy. When to book a professional service

A door used four times a day is fine on an annual service. A household using the garage as its main entrance, or a door on a rental or commercial property, should be looked at more often — wear tracks with cycles, not with the calendar.
