Garage Door Repair in Durham Region: Pickering, Ajax, Whitby and Oshawa
Durham Region is where a lot of the GTA's growth has gone over the last twenty-five years. Whole neighbourhoods in north Pickering, Ajax, Whitby and Brooklin went up within a few years of each other, and they now have a lot of garage doors reaching the same age at the same time. Oshawa adds older housing that has its own problems.
Pickering, Ajax and Whitby: builder doors at mid-life
Most homes built in these towns from the late 1990s on came with builder-grade double doors and a basic chain-drive opener. Fifteen to twenty-five years in, the pattern is very consistent: the original springs have failed or are about to, rollers are worn, the opener is loud and has no battery backup, and the bottom seal has hardened and cracked.
A door that is otherwise straight and sound can usually be brought back with springs, rollers, seals and a tune-up. A door that is dented, rusting through at the bottom and too thin to keep the garage warm is usually better replaced. We explain how we decide in repair or replace.
Oshawa: older homes and detached garages
Central Oshawa has a lot of older housing, some of it with detached single garages and older extension-spring doors. On those, the first thing we check is whether there is a safety cable running through each spring. Without one, a broken extension spring can whip across the garage. Older openings are also often non-standard sizes, so a replacement door is measured and ordered to fit.
Lake-effect winters
Winter along the east end of the lake brings wet snow, freeze-thaw cycles and plenty of road salt. A bottom seal can freeze to the concrete overnight, and an opener will then strain against it or tear the seal. Doors that run fine in summer start struggling in January because a tired spring loses more of its strength in the cold. See why garage doors fail in cold weather and what to do before you force one.

Getting a quote
Durham is a drive from our Richmond Hill base, so the most useful thing you can do is text us two photos first: the door from outside and the door from inside showing the springs and opener. Then we arrive with the right parts and the job gets done in one visit instead of two. Here is what decides the cost of a new door.
