Markham is not one housing market, and garage doors make that obvious. Older Markham homes: the door has usually outlived its hardware

In the established parts of Markham — Thornhill, Milliken, Markham Village, Bayview Glen — we frequently find a door that is structurally sound sitting on hardware that is decades past its rated life. Springs are rated in cycles rather than years, and a spring installed in the 1980s has long since spent them.

The pattern here is usually one of: a snapped torsion spring, extension springs with no safety cables running through them, seized steel rollers, or a wooden door that has absorbed water along the bottom rail and gained enough weight to overload springs that were correctly sized when new. That last one is worth knowing about, because it is often misdiagnosed as a spring problem when the real issue is the door itself.

Newer Markham subdivisions: the opener goes first

In Cornell, Wismer, Greensborough and Box Grove, the doors themselves are typically still in good shape. What fails is the opener that came with the house. Builder-grade units are chosen on price, and in a household using the garage as the main entrance they see far more cycles than they were specified for.

Many of these homes also have a bedroom or living space directly over the garage. If yours does and you still have the original chain drive, a belt drive replacement is the single upgrade people notice most immediately.

Double doors and wide openings

A lot of Markham homes have a double-width door or two singles side by side. Double doors weigh substantially more, which makes correct spring sizing and door balance matter more, not less. A double door that is even slightly out of balance will chew through rollers, cables and the opener in a fraction of its expected life.
