Repair or Replace? How to Decide on Your Garage Door

Nobody enjoys being told they need a whole new door by the person who sells doors. Here is how we actually think about it, including the cases where repairing is plainly the right call.

Repair is usually right when

• The door sections are straight and the finish is sound.

• The failure is a spring, a cable, rollers, hinges or the opener. These are wear parts and replacing them is routine.

• The door is under about fifteen years old and has not been hit.

• You like how it looks and it suits the house.

A door in that condition with a snapped spring is a repair, full stop. The spring is a consumable. Replacing a whole door because a spring failed is like replacing a car because it needs tyres.

Replacement starts making sense when

• Sections are bent, creased or rusting through, especially the bottom section.

• Panels are no longer manufactured, so a damaged one cannot be matched.

• The door is uninsulated and attached to a house you are heating.

• You are on the third or fourth significant repair in a couple of years.

• The door is heavy single skin steel and the opener strains on every cycle.

The tipping point is usually cumulative rather than dramatic. If the next repair costs a meaningful fraction of a new door, and the door will still be old afterwards, you are maintaining something on its way out.

Age on its own is not the deciding factor

Springs and openers wear on a cycle count, not a calendar. A door at a house where everyone leaves and returns twice a day racks up cycles four times faster than one on a garage used at weekends. We have replaced eight year old springs and serviced twenty year old doors that were perfectly sound.

So the question is never simply how old it is. It is what condition the sections are in, and how hard the door has worked.

The thing most people underweight

Insulation, if the garage is attached. An uninsulated door on a heated house is a hole in the wall for four months a year, and it is also the loudest thing in the building. People replace for looks and are then surprised that the quiet and the temperature are what they actually notice.

How to get a straight answer

Send a photo of the door from outside and one from inside with the door closed. The outside shot shows the condition of the sections, the inside shows the springs, track and opener. That is genuinely enough for us to tell you repair or replace, and we say repair when it is repair.
