Garage Door Repair in Scarborough

2 min read

Scarborough is big, and its housing was built in waves: post-war bungalows near the lake and along Kingston Road, 1960s and 1970s backsplits and semis through Agincourt and Wexford, then 1980s and 1990s subdivisions in Malvern, Rouge and around Morningside. Each wave came with its own kind of garage door.

Bungalows and backsplits: the single-car garage

The older parts of Scarborough are full of single attached garages. Many of them have been replaced once already, often in the 1990s, which means the door itself may still be sound while the springs, cables and rollers are on borrowed time. In a single-car garage the door is often also the main way in and out of the house, so when it sticks, it matters.

A lot of these garages also hold the furnace, the freezer or a workshop. If the space is used year-round, insulation and good bottom and side seals are worth more than they look. They keep the cold, water and mice out.

Semis and shared driveways

Semi-detached homes often have garages side by side with the neighbour's. Matching the neighbour's door is not required, but many owners want it, and we can usually find a close match in style and colour. If you and your neighbour are both thinking about replacing, doing both at once is easier for everyone.

Newer subdivisions: openers and wear

In Malvern, Rouge and the newer pockets of north Scarborough, most homes have double steel doors with openers that are now twenty or thirty years old. Those openers often have no battery backup, no smartphone control and older radio systems that are easy to interfere with. A new opener is one of the most noticeable upgrades you can make. It is quieter, more secure, and it still works when the power goes out. More on that in remote and opener troubleshooting.

Near the lake: salt, damp and rust

Homes near the Bluffs and along the lakeshore get more damp than inland streets, and every garage in the city gets road salt carried in on cars all winter. The bottom section of a steel door and the lower track brackets are where rust starts. Catching it early, with a new bottom seal and a section or bracket replaced, is far cheaper than waiting until the bottom of the door has gone.
