Garage Door Repair and Replacement in Etobicoke
Etobicoke has some of the oldest and some of the newest garages in the city within a few streets of each other. Here is what we see most, and what to know before you book a repair or replace a door.
The Kingsway and Humber Valley: older detached garages
Many homes in the Kingsway, Baby Point and Humber Valley date from the 1920s to the 1950s, often with a detached garage at the end of a long driveway or behind the house. These garages were built for smaller cars, so openings can be narrow and low, and the framing may have settled over the decades.
A replacement door here is almost always custom-sized, and sometimes the jambs need to be squared up or rebuilt before a new door can run properly. Where there is little room above the opening, a low-headroom track can make a sectional door and opener fit where a standard setup would not. Many owners want a carriage-house look to suit the house, and steel doors with a wood-look finish do that without the upkeep of real wood.
Islington and central Etobicoke: 1950s and 1960s homes
Through Islington-City Centre West, Eatonville and Markland Wood, most homes are post-war bungalows, side-splits and two-storeys with attached garages. Typically the door has been replaced once, the opener is old, and the springs and cables are worn. Those are straightforward repairs, and a spring replacement is a good time to have the whole door balanced and serviced. Our once-a-year maintenance checklist covers what you can check yourself in between.
Long Branch, Alderwood and Mimico: new builds on split lots
South Etobicoke has seen many older homes replaced by pairs of new, narrow houses on split lots. Those homes usually have a single integral garage at the front, where the door is a large part of the facade. A modern flush or glass-panel door makes a big difference to how the house looks from the street. Because the garage is under the living space, an insulated door and a quiet belt-drive opener are worth the extra.
North Etobicoke
In Rexdale, Thistletown and the townhouse complexes along the north end, we do a lot of spring, cable and opener work, and replacement doors where an older door has been hit or has rusted through at the bottom. In condominium townhouses, check with your property manager about any required style or colour before replacing.
